LUPC approves Big Moose Twp. rezoning

GREENVILLE — The Maine Land Use Planning Commission has approved a request to change an 18.8-acre parcel of land in Big Moose Township from General Management/Great Pond Protection to Residential Development.
LUPC made its decision at their May 14 board meeting at Jeff’s Catering in Brewer, according to Rodney Folsom, a real estate agent representing Esther and Charles Wagenheim of Pittsford, Vt., the principal partners of C&E Real Estate LLC.
The approval was a scaled-down version of the original application that requested that C&E’s entire parcel of 50.9 acres be rezoned. LUPC declined to approve the application, based on what is known as the “adjacency rule,” prohibiting any property from being rezoned that’s more than one mile away from any other compatible development.
The Wagenheims own approximately 46.1 acres on Big Moose Township while Adam Moskovitz of Bangor owns an adjacent 4.8-acre lot.
Under the approved application, there will be seven lots developed from 1 to 3.5 acres, some with up to 200 feet of frontage on Moosehead Lake. The property would be accessed from the existing land management road that enters off Route 6/15.
Folsom said that C&E now has to apply for a subdivision permit before any construction can take place.
